Section 11: promoter duties after registration

Public updates, advertisements, approvals, outgoings and continuing project obligations.

NXS48 editorial · Owner-approved for publicationLast reviewed 2026-10-24

What changes after a project receives registration?

Registration begins continuing disclosure and performance duties rather than ending the compliance work. Section 11 includes project-page updates, information for allottees, advertisement identifiers and responsibilities concerning completion or occupancy certificates, services, association formation, conveyance and outgoings. The exact obligation should be read with the relevant subsection, agreement and applicable rules.

Assign internal owners for inventory, finance, site progress and approvals. Keep evidence of filings and compare the public page with the submitted documents. A consultant’s reminder does not replace the promoter’s responsibility for accurate facts.

How can a promoter keep disclosures consistent?

Use a master project register and a change-control process that connects site, finance, legal and sales teams. Revised approvals, cancellations, changed inventory and altered promoter details can affect several records at once. A QPR, agreement, advertisement and certificate should not tell incompatible stories about the same phase or completion commitment.

Maintain a calendar for periodic and event-driven tasks. Verify current directions rather than assume every obligation is quarterly. Significant changes may require consent or approval under other sections, not simply an edit to the public page.
