Who we serve
Independent review for banks, lenders and investors
Pre-disbursement audits, escrow fund-flow checks and investor project due diligence.
A lender or investor relies on documents prepared by others: a title certificate, an architect’s certificate, a Chartered Accountant’s certificate. The question that matters is whether those documents still describe the project on the day money moves.
NXS48 offers an independent review that re-reads those documents against the public record and the RERA portal. Advocates review title and charges; Chartered Accountants review escrow account records and annual filings; engineers and architects review progress and approvals. Findings are limited to the records supplied and the scope agreed.

Frequently asked questions
Does the review replace the lender’s own panel advocate?
It is an independent additional review. The lender decides how to use it alongside existing credit and legal processes.
What does an escrow review look at?
It reads account statements, withdrawal certificates and annual audit filings against project progress records supplied to it, and reports differences it finds within the agreed scope.
