Using the official portal
The official MahaRERA website separates project, promoter, agent and complaint searches. It also links to the current operational login for registration and quarterly or annual updates. Start from that official website rather than an old saved login address: the public information site and the filing application are not necessarily the same system. Save the project registration number, the date of the search and the documents actually downloaded. A screenshot of a search result alone will not show whether the agreement, phase and latest disclosures relate to the same unit.
Project registration requirements
For a Maharashtra development, the initial review should establish the promoter’s legal identity, the land and phase being registered, title or development rights, relevant sanctioned plans, permissions and proposed completion disclosures. Section 4 of the central Act provides the statutory application framework; the current Maharashtra rules, directions and portal checklist control the filing detail. A redevelopment or phased project needs particular care when allocating buildings, common facilities and obligations to a registration. We help organise the document set and identify gaps; only the authority determines the registration application.
Agent registration requirements
MahaRERA agent registration is a separate matter from the registration of the project an agent markets. Check the agent’s own record and validity, the entity named in the application and the projects for which advertisements are being prepared. The official agent guidance and current notices should be checked for training and assessment requirements at the time of application or renewal. NXS48 supports the application and preparation process but does not examine candidates or award a regulatory certificate. An agent should not assume that a team member’s individual registration automatically covers every business entity.
Quarterly reporting and annual compliance
MahaRERA links quarterly and annual updates from its promoter section. An internal reporting calendar should identify the project, reporting period, upload owner and certificates required under the applicable directions. Reconcile progress information with bookings, collections, project accounts and the supporting professional records before an upload is approved. Section 4(2)(l)(D) of the central Act is the basis for the project-account audit obligation; current local instructions govern how the relevant report is submitted. An annual audit, a fund-withdrawal certificate and a construction-progress report are not substitutes for one another.
Complaints and appeals
The official site provides complaint links, orders and cause lists. A buyer’s claim should begin with the agreement, receipts, correspondence, registration disclosures and a dated account of the alleged default. The relief requested determines whether the matter belongs before the Authority, an adjudicating officer or, on appeal, the appropriate Tribunal. Section 31 concerns complaints; Sections 43 and 44 concern the appellate framework. A published order in someone else’s matter is not a promise of the same result. Current procedural directions and the requirements of the particular bench must be checked before filing.
Practical preparation for remote support
A Maharashtra instruction can also involve conveyance, redevelopment, title, tax, finance or documentation beyond the immediate portal filing. The Mumbai team scopes these together where useful while keeping each professional’s responsibility clear. For example, reviewing a permanent alternate accommodation agreement does not itself establish that the developer has every planning permission. A title report should identify the records searched and the limits of that search. Do not upload original deeds or sensitive identity documents with the initial enquiry; send a brief summary and arrange a secure exchange after engagement.
Service scope and professional responsibilities
- Full NXS48 service range, subject to engagement and professional-delivery boundaries
Work is coordinated from the Mumbai head office. Before accepting an instruction, we identify the objective, relevant registration, parties, documents available, responsible professionals and local steps that may be necessary. An initial enquiry should contain only a short summary, not confidential deeds or identity papers. The engagement defines how documents are exchanged, who approves declarations and what the report may be relied on for. A prepared draft is not a filed application, and a filing acknowledgement is not an approval.
CA certificates for fund withdrawal and annual audit are signed by a practising CA firm in its own name. Architect certificates are signed by a Council of Architecture-registered architect. Engineer certificates are signed by a licensed engineer. NXS48 coordinates documentation within the agreed scope; authorities make statutory decisions and no timeline or outcome is promised. Agent support covers registration applications and training or exam preparation, not examination or certification.
Official sources and current instructions
The central Act establishes the common framework, while state rules, regulations and subsequent directions determine the applicable local procedure. The links below identify official sources, not an assurance that every linked document is unchanged. Fees, specific deadlines, form numbers and hearing modes that could not be verified are omitted. Review the current materials and the facts of the project before taking action.

Frequently asked questions
Does NXS48 accept work in Maharashtra?
Yes. Maharashtra retains the full NXS48 service range, with the responsible professionals identified in the engagement.
Where should I check MahaRERA information?
Start with the official government portal and the sources linked below. Check current rules and notifications before filing; public search records and private filing acknowledgements serve different purposes.
Does registration replace title due diligence?
No. A registration disclosure is not an independent title opinion. The records searched, intended use of a report and limits of reliance must be identified separately.
Can an appearance in Maharashtra be arranged?
Appearance before the relevant Authority or Tribunal is arranged under Maharashtra rules, directly or through local associate counsel where required. No virtual or hybrid hearing availability is assumed.
Who signs professional certificates?
Fund-withdrawal and annual-audit CA certificates are signed by a practising CA firm in its own name. Architect certificates are signed by a Council of Architecture-registered architect; engineer certificates by a licensed engineer. NXS48 does not promise approvals or outcomes.
