Using the official portal
The Telangana official home page links public project and agent searches, project registration, quarterly and annual updates, project corrections and a separate complaints system. Follow these links from the government home page instead of guessing an application address. For due diligence, save the registration number, promoter identity and relevant disclosures, not just a search-result count. For a filing, retain the acknowledgement produced by the authorised account. The public information available at one point in time should be compared with the actual agreement and supporting records before conclusions are drawn.
Project registration requirements
The statutory application framework comes from Section 4 of the central Act, read with Telangana’s applicable rules and current portal instructions. The working file should distinguish title or development rights, sanctioned plans, approvals, project details and promoter declarations. Any discrepancy in the land description, entity name or project phase should be resolved before submission rather than repeated across documents. Telangana’s portal separately offers project corrections, which reinforces the need to identify the nature of an existing-record issue. NXS48 supports preparation and liaison documentation only; the authority determines registration or other regulatory action.
Agent registration requirements
The official agent corner provides links for registration, corrections and training or certification information. That does not make NXS48 an examining body. Our role is application support and preparation for applicable training or assessment, with the current requirements checked against the authority’s own instructions. Confirm whether the applicant is an individual or entity and ensure the authorisation and business details match the proposed registered activity. An agent should also check the project being promoted and its own conduct obligations under Section 10 of the Act rather than treating registration as permission to make unsupported advertising claims.
Quarterly reporting and annual compliance
The Telangana home page expressly links quarterly and annual updates and publishes a QPR instruction circular dated 18 March 2025. It also publishes annual-audit notices. These official materials should be reviewed for the relevant period before an engagement calendar is approved. We do not reproduce a deadline from a scrolling notice as a permanent rule for every future year. Reconcile the quarterly progress information, bookings, collections and professional records, then prepare annual project-account audit coordination as a distinct workstream. A current extension or revised instruction should be filed with the evidence showing why it applies.
Complaints and appeals
The authority links its complaints system and orders or judgments from the citizen section. Build a complaint file around the agreement, payments, correspondence, disclosed project position and the relief actually requested. Identify the proper respondent and forum before drafting; marketing names and group-company names may not be interchangeable. Appeals require review of the challenged order under the Act’s appellate framework and the applicable local procedure. NXS48 prepares complaint and appeal documentation from Mumbai, with appearance arranged under Telangana rules directly or through local associate counsel where required. No hearing mode or litigation outcome is promised.
Practical preparation for remote support
For Telangana projects, a shared remote document room should keep the registration application, public disclosures, reporting evidence and dispute records in separate indexed folders. This helps prevent a project correction being mistaken for a completed compliance filing or an email to the helpdesk being treated as a formal complaint. The engagement can include registration support, compliance filings and annual audit coordination, title and due-diligence reports, drafting and document review, and complaint or appeal preparation. Local searches and any attendance should be agreed expressly, with responsibility for originals and professional signatures identified before work begins.
Service scope and professional responsibilities
- Project and agent registration support
- Compliance filings, including QPR and annual audit coordination
- Title and due-diligence reports
- Drafting and document review
- Complaint and appeal preparation
Work is coordinated from the Mumbai head office. Before accepting an instruction, we identify the objective, relevant registration, parties, documents available, responsible professionals and local steps that may be necessary. An initial enquiry should contain only a short summary, not confidential deeds or identity papers. The engagement defines how documents are exchanged, who approves declarations and what the report may be relied on for. A prepared draft is not a filed application, and a filing acknowledgement is not an approval.
CA certificates for fund withdrawal and annual audit are signed by a practising CA firm in its own name. Architect certificates are signed by a Council of Architecture-registered architect. Engineer certificates are signed by a licensed engineer. NXS48 coordinates documentation within the agreed scope; authorities make statutory decisions and no timeline or outcome is promised. Agent support covers registration applications and training or exam preparation, not examination or certification.
Official sources and current instructions
The central Act establishes the common framework, while state rules, regulations and subsequent directions determine the applicable local procedure. The links below identify official sources, not an assurance that every linked document is unchanged. Fees, specific deadlines, form numbers and hearing modes that could not be verified are omitted. Review the current materials and the facts of the project before taking action.

Frequently asked questions
Does NXS48 accept work in Telangana?
Yes. Work is accepted remotely from the Mumbai head office within the registration, compliance, title, documentation and dispute-preparation scope listed on this page. This is not a claim of past state-specific project counts or a local branch.
Where should I check TS-RERA information?
Start with the official government portal and the sources linked below. Check current rules and notifications before filing; public search records and private filing acknowledgements serve different purposes.
Does registration replace title due diligence?
No. A registration disclosure is not an independent title opinion. The records searched, intended use of a report and limits of reliance must be identified separately.
Can an appearance in Telangana be arranged?
Appearance before the relevant Authority or Tribunal is arranged under Telangana rules, directly or through local associate counsel where required. No virtual or hybrid hearing availability is assumed.
Who signs professional certificates?
Fund-withdrawal and annual-audit CA certificates are signed by a practising CA firm in its own name. Architect certificates are signed by a Council of Architecture-registered architect; engineer certificates by a licensed engineer. NXS48 does not promise approvals or outcomes.
