Using the official portal
The Goa government RERA website provides the official entry point for authority information, rules and circulars. The rules page linked below lists separate instruments addressing project and agent registration, website disclosures, and recovery, complaints and appeals. Follow current navigation from the official portal because some operational links use an application subpath. For a project check, retain the registration record and the actual disclosed documents with the search date. The presence of a registration record does not independently establish marketable title, every planning approval or the accuracy of a seller’s contractual statements.
Project registration requirements
Goa’s registration and disclosure rules should be read with Section 4 of the central Act and current authority instructions. Prepare the promoter’s particulars, authority to apply, title or development rights, relevant approvals, sanctioned plans and the description of the registered development or phase. If land, buildings or common facilities appear differently in the contract and plans, resolve the discrepancy before using those papers in a filing. NXS48 supports document preparation, review and scrutiny responses. The authority grants registration or other regulatory relief; documentation and liaison support cannot promise a decision or a completion date.
Agent registration requirements
The Goa rules page expressly includes registration of real estate agents. Assess the actual applicant and business activity under the state rules and Sections 9 and 10 of the Act. Match identity, business constitution and authorised declarations to the individual or entity seeking registration, and check the current local application or renewal instructions. A property marketing arrangement does not by itself prove that the appropriate agent-registration requirements have been met. NXS48 offers application support and preparation for any applicable training or examination; it is not an examining body and does not certify agents.
Quarterly reporting and annual compliance
Continuing Goa compliance should be mapped to the project registration, applicable disclosure rules and current circulars. The central Act’s quarterly disclosure requirements and annual project-account audit obligation are related but separate. A quarterly file should show the evidence behind the disclosed position, while annual audit coordination should reconcile the relevant accounts with the records considered by the responsible professional. Do not assume that a reporting format used for a Maharashtra project is the correct Goa submission. Unverified local reporting dates, form numbers and amounts are deliberately omitted from this general guide.
Complaints and appeals
Goa publishes a specific set of rules addressing recovery, complaints and appeals alongside its registration rules. Read the correct instrument for the remedy sought. Assemble the agreement, payment trail, communications and relevant disclosures, then identify the legal parties and the relief before preparing a filing. A challenge to an order requires an appellate assessment under the central Act and applicable local procedure; enforcement can raise a different question again. NXS48 supports complaint and appeal preparation, with appearance arranged according to Goa’s rules directly or through local associate counsel where required.
Practical preparation for remote support
A Goa transaction may call for both a regulatory check and a separate examination of the land and development documents supplied for the matter. Keep those conclusions distinct: the existence of a RERA entry is not a substitute for a title or due-diligence report. A remote engagement can include registration support, compliance filings and annual audit coordination, title and due-diligence reports, drafting and document review, and complaint or appeal preparation. Agree whether local searches, original-document inspection or attendance are included and who will undertake them. No virtual or hybrid hearing entitlement is inferred.
Service scope and professional responsibilities
- Project and agent registration support
- Compliance filings, including QPR and annual audit coordination
- Title and due-diligence reports
- Drafting and document review
- Complaint and appeal preparation
Work is coordinated from the Mumbai head office. Before accepting an instruction, we identify the objective, relevant registration, parties, documents available, responsible professionals and local steps that may be necessary. An initial enquiry should contain only a short summary, not confidential deeds or identity papers. The engagement defines how documents are exchanged, who approves declarations and what the report may be relied on for. A prepared draft is not a filed application, and a filing acknowledgement is not an approval.
CA certificates for fund withdrawal and annual audit are signed by a practising CA firm in its own name. Architect certificates are signed by a Council of Architecture-registered architect. Engineer certificates are signed by a licensed engineer. NXS48 coordinates documentation within the agreed scope; authorities make statutory decisions and no timeline or outcome is promised. Agent support covers registration applications and training or exam preparation, not examination or certification.
Official sources and current instructions
The central Act establishes the common framework, while state rules, regulations and subsequent directions determine the applicable local procedure. The links below identify official sources, not an assurance that every linked document is unchanged. Fees, specific deadlines, form numbers and hearing modes that could not be verified are omitted. Review the current materials and the facts of the project before taking action.

Frequently asked questions
Does NXS48 accept work in Goa?
Yes. Work is accepted remotely from the Mumbai head office within the registration, compliance, title, documentation and dispute-preparation scope listed on this page. This is not a claim of past state-specific project counts or a local branch.
Where should I check Goa RERA information?
Start with the official government portal and the sources linked below. Check current rules and notifications before filing; public search records and private filing acknowledgements serve different purposes.
Does registration replace title due diligence?
No. A registration disclosure is not an independent title opinion. The records searched, intended use of a report and limits of reliance must be identified separately.
Can an appearance in Goa be arranged?
Appearance before the relevant Authority or Tribunal is arranged under Goa rules, directly or through local associate counsel where required. No virtual or hybrid hearing availability is assumed.
Who signs professional certificates?
Fund-withdrawal and annual-audit CA certificates are signed by a practising CA firm in its own name. Architect certificates are signed by a Council of Architecture-registered architect; engineer certificates by a licensed engineer. NXS48 does not promise approvals or outcomes.
