What this service involves

A developer with projects in more than one state has to follow several rules, portals and calendars. Differences in forms, due dates and fees are small individually and add up to a real risk of missed updates.

NXS48 accepts work in the ten jurisdictions listed on the states page. Outside Maharashtra, remote support from Mumbai covers project and agent registration, compliance filings including QPR and annual audit coordination, title and due-diligence reports, drafting and document review, and complaint and appeal preparation. Maharashtra retains the full service range. Appearance is arranged under each state’s rules, directly or through local associate counsel where required. No past project counts, client numbers or experience outside Maharashtra are claimed.

What can be standardised across states?

A common project register, document taxonomy and management dashboard can help a promoter oversee several jurisdictions. The central Act provides the broad framework, but state rules, portal fields, filing directions and local procedures differ. A central desk should standardise information quality without pretending that a Maharashtra submission pack can be uploaded unchanged in another state.

State-specific experience and service availability through NXS48 remain unconfirmed. This page does not claim an office, local practice or hearing capability in any unconfirmed jurisdiction. Before a proposed engagement, identify the state, project, required task and local professionals needed. An informational desk description is not confirmation that representation or certification can be supplied everywhere.

How should a jurisdiction matrix be maintained?

For each state, record the official authority, applicable rules, current filing directions, registration periods, reporting duties and event-driven applications. Link each conclusion to an official source with an effective date. Different deadlines should remain visible rather than being forced into a single national calendar. Assign a person to verify changes and explain which projects they affect.

Separate central legal principles from local implementation. Section 18 uses a rate prescribed by the applicable rules, for example, so a Maharashtra benchmark should not be advertised as the rate for every state. Agent registration is also not a universal national licence. The desk must verify the relevant registration and representation requirements for each jurisdiction before work is accepted.

How would cross-state delivery remain accountable?

A proposed scope should identify the lead coordinator and the professionals responsible for local legal, technical and financial work. The client should receive state-specific outputs and filing evidence, not only a consolidated status slide. Secure document access and an approval matrix should clarify who may submit declarations in each portal. Local sign-off requirements cannot be replaced by a central team’s general assurance.

At each reporting cycle, reconcile the consolidated dashboard to the actual jurisdiction records and flag changes that require local advice. NXS48 offers multi-state RERA support. Hearings, physical attendance, inspections and certified copies are included only where agreed in the scope. No completion period or outcome is promised. The engagement names the rendering entity and responsible professionals, with state-specific procedures checked for each project.

Practical decision points

A developer may ask for one reporting date across several states. A consolidated management date can be useful, but it must not replace an earlier statutory deadline in a particular jurisdiction. The proposed matrix should preserve the official local deadline, internal preparation date, source and responsible professional for every project.

If a state changes its portal or issues a new direction, assess which tasks and registrations are affected rather than copy a Maharashtra procedure. Local certificate formats, authorisations and hearing arrangements need their own verification. Remote coordination should not be advertised as remote representation unless that capability is actually confirmed for the forum.

Before accepting a state assignment, the owner must confirm service availability and the professionals who can lawfully perform it. The client should receive that confirmation in the engagement rather than infer it from a national website description. Any consolidated output should remain traceable to the actual state filing and evidence; an all-green dashboard is not a substitute for jurisdiction-specific compliance.
