Project Correction & Promoter Profile Updates
Support identifying and coordinating proposed corrections or promoter-profile updates on applicable portals.
What this service involves
A registered project’s page changes over time: a partner leaves, a plan is revised, a bank account changes, a contact person moves. Some changes can be made by the promoter on the portal and some need the Authority’s permission, depending on the nature of the change.
The first task is to classify each change correctly, since a change the rules treat as material needs allottee consent or approval, while a clerical correction does not. We then prepare the changes and supporting documents and track the response.
How is a correction distinguished from a substantive change?
A correction fixes an inaccurate record; a substantive change alters the underlying project or legal position. Start with a before-and-after schedule showing the current entry, proposed entry, supporting document and reason. A changed address for correspondence is not equivalent to a changed promoter, revised sanctioned plan or altered allottee entitlement. The route depends on substance rather than the portal field selected.
Compare the proposed correction with original registration documents, later filings and buyer agreements. If an error was repeated in several places, identify all affected disclosures. A portal update should not be used to conceal a historical inconsistency or describe a permission as existing before it was granted. The chronology should remain understandable to the Authority and people relying on the public page.
Which changes may require separate consents or permissions?
Plan or specification changes can engage Section 14, while a majority-rights transfer can engage Section 15. Changes to bank arrangements may have a separate approval or procedural requirement under the designated-account directions. Classify those questions before preparing an upload. Technical approval from a planning authority and allottee consent under RERA are different requirements and neither should be presumed to replace the other.
For entity or signatory changes, collect the actual resolutions and constitution documents. For area or inventory corrections, obtain technical reconciliation and assess the effect on existing agreements. If a change affects pending proceedings, the litigation team may need to address the record there as well. A successful update screen is not a legal determination that every related obligation has been met.
How is the corrected record verified?
Retain the application, explanations, supporting files, approval or response and the published result. Check downloadable documents as well as visible fields because an old annexure can continue to contradict a corrected summary. Record any item the Authority did not permit and any further condition imposed. The promoter should approve the factual accuracy of the final record.
Build the correction into the next compliance cycle so site, finance and sales teams use the same information. Where earlier buyers received inaccurate material, obtain advice on appropriate communication rather than assuming the portal change is sufficient. Timing depends on classification, evidence and the Authority’s process; no immediate correction or retrospective validation is promised.
Practical decision points
If the promoter asks to change a carpet-area entry as a clerical correction, compare the original plan, agreement, registration disclosure and revised statement. A typographical error and a reduction in the promised unit are different matters. The note should explain which is supported by the evidence and whether separate consent, approval or communication is needed.
For a signatory update, verify the entity authority and current constitution records rather than rely on an email from the departing contact. For a bank change, identify the applicable account directions and required process. These changes may share a portal workflow while having different legal requirements.
The final verification should check the visible page and downloaded attachments. If one has changed but the other has not, keep the issue open. Provide the promoter with a before-and-after record and list any related agreements, advertisements or proceedings that still need attention.
