Section 31: how to file a MahaRERA complaint
A practical filing sequence from identifying relief and parties to preserving evidence and monitoring directions.
What should be ready before filing?
Identify the alleged contravention, correct parties, project or phase and specific relief before using the portal. Section 31 provides the complaint route, but the Authority and adjudicating officer have distinct roles for relevant relief. Prepare a chronology and indexed documents supporting each material allegation rather than filing an unstructured collection of correspondence.
- Obtain the agreement, receipts, demands and relevant communications.
- Match the promoter and project identifiers.
- Prepare any calculation with explicit assumptions.
- Check forum, authorisation and parallel proceedings.
- Approve the final factual narrative and prayers.
What happens during and after submission?
Follow the current official complainant guidance for registration, document upload, applicable payment and submission. Preserve the exact complaint, annexures and acknowledgment. Then monitor deficiencies, service requirements, hearing directions and orders. A portal acknowledgment is not proof that every procedural step is complete, and filing does not itself establish entitlement to relief.
The portal interface can change, so this guide does not invent screen labels or unverified form numbers. If represented, keep the required authority document. If an order is adverse, seek prompt appeal advice; if payment is ordered but not received, enforcement is separate. Outcomes depend on facts and the decision of the Authority or Tribunal.
