RERA advisory for Panvel

Panvel mixes municipal and development-authority land; the sanctioning authority differs by node.

Last reviewed 2026-10-24

Panvel and its surrounding nodes have attracted large townships and plotted developments connected to new infrastructure. The sanctioning authority differs between areas within the Panvel Municipal Corporation limits and areas under development authorities, so the first step in a legal review is to identify which authority approved the plan.

Where land was allotted by a development authority, lease documents and transfer permissions matter as much as the sale deed. Where land is private, the 7/12 extract, mutation and any conversion order take their place. In both cases, the project’s MahaRERA page should be read next to the approvals.

Matters we are asked about

  • Lease and permission review on allotted land
  • Registration and approval cross-checks for townships

This is a service-area page. NXS48 does not claim an office in Panvel; matters are coordinated from the head office.

Frequently asked questions

Why does the sanctioning authority matter?

The approvals, conditions and permissions to be checked depend on which authority sanctioned the plan, so it is established at the start of a review.
