RERA advisory for Navi Mumbai
Land in much of Navi Mumbai is leased through CIDCO, which affects title review.
Navi Mumbai is different from most Maharashtra cities in one respect that matters for legal review: a large part of its land was allotted by CIDCO on lease. Title review in such cases looks at the lease or agreement to lease, transfer permissions and any premium or fees due, not only the chain of sale deeds.
Projects in the node areas are registered with MahaRERA, and planning permissions are issued by the competent planning authority for the specific node. Buyers of resale flats usually need to understand what permissions the society or the CIDCO lessor requires for transfer.

It can. Leasehold interests, transfer permissions and any outstanding dues form part of the review in addition to the ownership chain.
